Milyadir develops schools, hospitals, malls and residential communities in India's growing metro cities, and operates them once they are built. Each project is planned around the business that will occupy it rather than around a resale price.
Every project is planned around the business that will occupy it, from classroom counts to bed capacity to floor plates and service cores, so the building works from the day it opens rather than being retro-fitted to suit whoever moves in.
A single group designs, builds, staffs and runs each asset, so quality and cost stay in one set of hands from the first drawing to the operating day. Residents, parents, patients and shoppers are served within the same catchment.
Milyadir develops and operates social infrastructure in India: schools, hospitals, retail complexes and residential communities. We take a site from feasibility and approvals through construction, and then run the business inside the building rather than handing it over to somebody else.
Our projects are currently under construction across India’s growing metro corridors. Each one is planned around the operating business it will house, from classroom counts and lab space to bed capacity, service cores and parking, so that the asset performs from the day it opens. The promoters bring long operating experience in construction and institutional management to that work.
What we do, from the first site study to the day the building opens
We take a site from feasibility and approvals through design, tendering and construction, with our own team supervising delivery to the drawings and the schedule agreed at the start.
Once a building opens we run it: staffing, maintenance, compliance, security and housekeeping, so the asset is managed by the same group that built it.
Catchment studies, demand assessment and approval mapping come before land is committed, because a school or a hospital in the wrong location cannot be fixed later by design.
We work with academic leaders, clinicians, retail operators and specialist consultants who shape each building while it is still on paper rather than after it is occupied.
Education, healthcare, retail and residential, developed under one group so that a single catchment can be served by several assets that support each other.
Building sanction, fire and safety clearances, clinical establishment and academic affiliations are tracked as part of the project, not left until the building is ready.
“The school campus is planned around the timetable, not the other way round. Circulation, lab placement and drop-off were settled before the structural drawings were issued.”
“Getting the clinical brief into the design at foundation stage saves a year of retro-fitting later. Services routing for a hospital cannot be an afterthought.”
“What is unusual here is that the group intends to run these buildings itself. It changes every specification decision on site, generally for the better.”
